Seattle, Washington

Rushing was the mechanical engineer for the solar hot water heating and photovoltaic array, developed design build documents for the MEP systems, and provided sustainabilty consulting for this 86-unit, mixed-use/mixed-income residential property in North Seattle.

With funding from the U.S Department of Housing and Urban Development, the American Recovery and Reinvestment Act (ARRA) and the Housing Authority, the use of green features in the building were implemented making Lake City Court the greenest affordable housing in Washington State at the time of its opening.

The building’s sustainable attributes include:
  • 71 KW/292 panels, or 5,000 SF of photovoltaic panels located on the roof, generating 10% of the building’s annual electricity consumption and creating the largest residential photovoltaic array in Seattle at the time of its opening. Net metering benefits will go to the Seattle Housing Authority.
  • 40 panels or 1,500 SF of solar hot water panels, generating 20% of the building’s annual domestic hot water needs. All savings are passed on to the tenants.
  • Total renewable energy contribution is 9% of the total building energy use.
  • More than 30% savings in energy use relative to the standard ASHRAE 90.1-2004 Appendix G baseline.
  • Variable flow hot water heating system using high-efficiency condensing gas boilers for HVAC heating.
  • Each apartment includes an electric water sub-metering which includes domestic hot water, domestic cold water, and an HVAC heating BTU metering to ensure that each residence is not only accurately billed each month for their utility usage, but that tenants are paying for their own utilities and are therefore encouraged to conserve.
