Rushing was the Mechanical and Plumbing Engineer of Record for this 214,000 square-foot tenant improvement project which spanned five floors in the Russell Investment Center tower in downtown Seattle. In addition to meeting spaces, the project also involved a full commercial grade kitchen build-out, multiple break rooms, pantries, acoustically sensitive meeting and conference spaces, IDF rooms, and a 5,000 square-foot on-site data center. Rushing also executed heating and cooling load calculations, ventilation calculations, VAV system sizing and layout, and tracking and cataloging of the existing HVAC system components in order to maximize reuse opportunities. The project received LEED-CI Gold certification.

The program spaces for the tenant improvement included:

• 1,300 open office workstations with system furniture
• 110 conference rooms
• 7 large conference centers
• 25 business centers/touchdown stations
• Meeting spaces on 5 floors
• 51 miscellaneous support spaces (copy rooms, pantry’s, file and break rooms)
• Amenity spaces (main reception areas, tenant store)
• Cafe/kitchen
• 5,000 square-foot on-site data center
