The NEXUS condominium tower, located in Seattle’s fastest-growing neighborhood, the Denny Triangle, opened in 2019. This location places the tower within steps of the planned Washington State Convention Center expansion as well as numerous major transportation corridors. Rushing designed MEP and lighting systems and administered the successful LEED-NC pursuit for this 41-story, 347-unit project.

The project earned LEED Gold certification, and the MEP systems significantly contribute to this goal: the building’s thermal conditions will be maintained via high-efficiency water source heat pumps, 95% efficient domestic hot water boilers, and a 95% condensing boiler. High efficiency, low-flow plumbing fixtures, LED lighting, and EV charging stations further bolster the project’s sustainable design.
