Capitol Hill Transit-Oriented Development
This four-building complex is located adjacent to the Capitol Hill Sound Transit’s Link light rail station and includes spaces for a community center, a daycare center and a large public plaza which will host the Capitol Hill Farmers Market. Each eight-story building is designed for mixed use—retail and residential—and are all pursuing LEED Platinum certification. One building will be affordable housing through Community Roots Housing and the remaining three will include apartments offered at market rate. Rushing is providing sustainability consulting, including LEED integrated design with LEED Multifamily consulting, LEED on-site verification, and commissioning.
Each building is designed to save energy and water, use environmentally friendly and healthy building materials, maintain a healthy indoor environment, and encourage walking, biking and public transit use.
Specific sustainable features include:
- Adjacency to light rail station, many bus stops, bike lanes and walking routes
- Nearby restaurants, groceries, pharmacies and other community resources
- Vegetated roofs, including a pea patch
- Reflective roof surfaces to mitigate heat island effect
- Locally sourced framing and sheathing, and insulation made with recycled content
- Low-VOC (volatile organic compounds) paints and adhesives
- Energy efficiency
- Solar panels on roof
- Energy efficient appliances – dishwashers, refrigerators, and clothes washers
- Water use reduction
- Highly efficient irrigation systems
- Low-flow plumbing fixtures
- Native, adaptive, and drought-resistant plants
