Amazon Block 34 & 35
Rushing provided the design development level/ Bid package mechanical design documents for the design of shell and core systems in South Lake Union buildings constructed for Amazon tenant occupancy. Blocks 34 and 35 include new 7-story office and 12-story mixed-use office towers with retail on the first floor. The project also includes a single story historic renovation that now houses a 5,000 SF restaurant.
Systems included custom rooftop evaporative-cooled VAV air conditioning units serving series fan powered VAV boxes with electric heat. Systems needed to accommodate the new tenants, which included office tenants, research and development/lab technicians, and first floor retail.
Rushing performed multiple energy studies for the project, resulting in the specification of high performance glazing, operable windows, and high efficiency equipment, all to create a high performance building complying with LEED-CS GOLD Standards. Project also included the renovation of an existing Terry Avenue building. Rushing energy modeling services where used for both LEED certification and to ensure compliancy with the South Lake Union Land Use Energy Management Plan criteria.
