Rushing was mechanical and electrical engineer, lighting designer and sustainability consultant for the tenant improvement of the 10,000 square foot top floor office of this circa 1900 historic office building originally used as warehouse space both in 2008 and in 2019. Rushing used the tenant improvements as an opportunity to renovate the space as testing ground for sustainable design and products for our clients. Project achieved LEED-CI Platinum certification in 2008 and LEED Gold certification again in 2020.

Innovative solutions included: the replacement of HVAC equipment to more energy efficient equipment; ventilation control with CO2 sensors; strategic use of existing walls for reduced use of new materials; and creative reuse of office furniture such as old elementary school chairs for conference areas. Lighting is achieved with smart layout to optimize access to daylighting, daylighting controls and use of individual task lights.  This project proved that LEED certification can be achieved on a strict budget.
