Rushing is grateful to have collaborated with Mt Baker Holdings, LLC, LMN, Sierra Construction, and others on the ground-breaking Lakeview Office Building in Kirkland. This new office building across from Carillon Point, is set to be the first mass timber office development east of Greater Seattle.  The building is a 2-story, low rise office (45,647 SF) with a 2-level below grade parking garage (59,247 SF) totaling 113,077 SF.

This project is one of those paving the way for an enhanced focus on embodied carbon.  By utilizing locally sourced Dowel Laminated Timber (DLT) for main structural element, instead of steel or concrete, the energy used to create the buildings’ materials is greatly reduced.

With incorporation of high efficiency mechanical systems, Rushing is proud to have contributed to reduction of operational carbon for the building, complimenting the embodied carbon efforts and resulting in a holistic low carbon effort for the project. Dedicated Outdoor Air Systems (DOAS) with Energy Recovery Ventilation (ERV) provide fresh air to the tenants, while Variable Refrigerant Flow (VRF) systems provide heating and cooling.
