King County Central Maintenance Facility

The King County Central Maintenance Facility located in Renton, Washington, serves all of King County. The project includes two buildings, a large one-story shop and a two-story administrative building, each approximately 10,000 square feet. The site includes a carpentry shop, metal shop, paint booth, office space, video security system, card access control and electrical vehicle charging.

The project has a goal of net-positive energy and is pursuing certification with Living Building Challenge Petal program. A number of measures have been implemented in pursuit of this, including: installing 350kw of photovoltaic panels on the roof to offset energies of the building; heating and cooling through a radiant floor system using an aired water heat pump; high-efficiency lighting design running 25 percent better than code; and high-efficiency energy recovery ventilation. Additionally, the site is all electrically-powered—there are no combustion fuels on site.
