This high-rise residential building is situated in the South Lake Union neighborhood of downtown Seattle. Benaroya Research Institute

Rushing provided commissioning services for this project that included 12,000 SF of vivarium renovation space . Mechanical systems included 100% outside air and exhaust systems serving the vivarium, offices, labs, cage wash, and support spaces. Upgrades to the DDC controls systems were made while the adjacent spaces were occupied.

Capitol Hill Transit-Oriented Development

This four-building complex is located adjacent to the Capitol Hill Sound Transit’s Link light rail station and includes spaces for a community center, a daycare center and a large public plaza which will host the Capitol Hill Farmers Market. Cocoon House

This three-story, 35,000 square foot mixed-use building provides low-income housing for youth in Everett, Washington. Cocoon House is a non-profit that provides services and housing for homeless youth, with this building serving as a long-term housing option, including 40 housing units, commons and office space. The project earned LEED Silver certification.  

Cyrene (Western and University)

This 16-story building in downtown Seattle includes approximately 165 apartment units, ground-level retail space and parking for 135 cars. Cyrene offers controlled-access parking with electrical vehicle stations, three separate lounge areas, an entertaining kitchen, theater lounge and rooftop club room.

Dexter Horton Building

Rushing provided MEP Engineering, Project Management, and Retro-Commissioning services for the upgrade to the life-safety shaft pressurization fans, ductwork, life-safety controls, fire-smoke and related dampers, and accessories. The building is a 15-story, 125,000 SF historic office building. Rushing also provided cost estimating, and project management during construction.

Dexter Station

Fairview Research Center

Rushing provided mechanical engineering services for this warm shell and core 6-story, 94,000 SF laboratory/ office/ research building to house biotech R&D tenants.  The project’s design included infrastructure for a 10,000 SF vivarium, fume exhaust systems, 100% outside air supply and exhaust, as well as office HVAC systems. Helios (2nd and Pine)

This 40-story residential tower includes 398 luxury apartments position atop a podium of 3,000 square feet of retail space. Helios also features a rooftop deck, electric vehicle charging stations, low energy appliances, bicycle parking, and a five-story 217-stall underground parking garage. Lake City Court

Rushing was the mechanical engineer for the solar hot water heating and photovoltaic array, developed design build documents for the MEP systems, and provided sustainabilty consulting for this 86-unit, mixed-use/mixed-income residential property in North Seattle. Leeward (1319 Dexter)

Leeward is a residential mid-rise with one- and two-bedroom apartments. The seven-story, mixed-use building with 286 residential units within 359,431 square feet features ground floor retail, basement areas, and 229 underground parking spaces. The project has been awarded LEED™ for Homes Multifamily Midrise Gold certification.
