Rushing collaborated with Barrientos Real Estate Developers on this 7-story residential project in Seattle’s Capitol Hill Urban Village Overlay. Rushing provided mechanical and electrical engineering, commissioning, Built Green 4-Star verification and consulting, and Built Green energy modeling.

Having developed the energy modeling criteria for Built Green, Rushing knows the protocol inside and out. To reach the required energy efficiency threshold for Built Green 4-Star (15% better than WA State Energy Code), Rushing’s team built a baseline model using WSEC-mandated values alongside a model reflecting building design. Using these models, Rushing provided a list of energy conservation measures for the project which resulted in exceeding the Built Green 4-Star requirement of 15% greater energy efficiency over WA State Energy Code.

As a certified Built Green Third-Party Verifier, Alexandra Ramsden conducted evaluations which enabled the project to attain the 4-star rating. Specific Built Green components pursued for Lexicon include selection of ENERGY STAR appliances, low flow plumbing features, efficient apartment lighting, low-VOC materials, native plant species used in landscaping, and exterior cladding with recycled content.

In conjunction with the City of Seattle Green Factor program, the building exterior includes a small green roof, water-efficient irrigation system, and integration of landscape elements which mitigate stormwater runoff.
